Start with available equity
A simple estimate starts with your estimated home value minus current mortgage balances. For example, a home valued at $300,000 with $150,000 in mortgage debt has about $150,000 in gross equity before lender limits and other requirements.
Understand combined loan-to-value
Many home equity products use a combined loan-to-value calculation, often called CLTV. This compares the total of existing mortgage balances plus the new requested amount against the home value. Partner limits vary.
| Example input | Amount |
|---|---|
| Estimated home value | $300,000 |
| Example 85% CLTV limit | $255,000 |
| Current mortgage balance | $150,000 |
| Estimated possible room before other requirements | $105,000 |
Property value matters
A higher estimated value may create more potential equity, but partners may verify value through automated valuation, appraisal, title review, or other property checks.
Mortgage balances matter
First mortgages, second mortgages, and existing HELOC balances can reduce available equity. Accurate balance estimates help prevent unrealistic requested amounts.
Credit and income still matter
Equity alone is not enough. Partners may review credit profile, income, employment, debt obligations, payment history, and state availability before showing options.
Use estimates carefully
Online calculators are useful for planning, but they are not approvals, rate quotes, or guaranteed amounts. A partner must review the full profile before determining available terms.
Choose a responsible request amount
Requesting less than the maximum possible amount may be more comfortable if you want lower payments, a smaller balance, or extra room for future expenses.
Frequently Asked Questions
Is the calculator an approval?
No. It is only an educational estimate and does not guarantee approval or available funds.
Can I borrow all of my equity?
Usually no. Partners may apply CLTV limits and other qualification requirements.
What if my home value estimate is wrong?
A partner may verify property value later, and that review can change available options.
